Do a Mini-Flush of Your Water Heater

Next, turn on cold water for about ten minutes until you see steam escaping from under the tank and hear gurgling noises from inside the unit. Then turn off all faucets in your house and close the valve on the bottom of your tank again.

Test the Temperature and Pressure Valve

The temperature and pressure valve on your water heater has two purposes: it regulates the hot water temperature and prevents damage by relieving excess pressure in the tank. If this leaks, it will cause a steady stream of water to come out of your faucet. The first thing you should do when you notice this kind of leak is turn off the power supply and the water supply at both ends. Then test the temperature and pressure valve by turning down the thermostat to 120 degrees Fahrenheit (49 degrees Celsius) before turning on both valves again. You should see no more water coming out at this point because there should be no pressure built up inside the tank.
